Joseph Reinagel, CEO & Property Tax Consultant
Joe’s career in real estate began in 2003, and he has worked for commercial appraisal firms, mortgage companies, real estate brokerages, and property tax appeal businesses. At the beginning of his career, Joe worked for and studied under one of the nation’s leading commercial appraisers. Throughout his career, Joe has worked on some of the most difficult and complex properties in the United States. Among his first assignments was a 675,000 square foot office building in downtown San Francisco. Joe has had the opportunity to appraise many other unique properties, including Los Angeles port berths, a maintenance building on the USC campus, an art school, and a portfolio of properties on the East Coast with an aggregate value of $1,100,000,000. Joe has appraised all types and sizes of property, from small pieces of rural land to institutional buildings known throughout the world. Joe’s appraisal work was often for litigation support; this enabled him to successfully transition from an appraiser to a tax appeal consultant. Joe has extensively studied California real estate tax law: the California Revenue and Taxation Code, the Board of Equalization’s Property Tax Rules, Assessor’s Handbooks, and Letters to Assessors to continually find new ways to help clients avoid unjust taxation. As a result, Joe wins 97% of his appeals with an average reduction of 25% in tax savings. Joe earned a Bachelors of Economics and a Bachelors of Urban Studies and Planning from UCSD. Joe currently resides in sunny San Diego and when he is not engaged with resolving tax appeals for his clients, he can be found enjoying life with his family, often at the beach or on a hike with their two dogs.
Brett Ulyate, President & Property Tax Consultant
Over the last 15 years, Brett has worked for commercial appraisal and property tax appeal firms. Brett has had the unique opportunity to study commercial real estate appraisal from one of the top producing commercial real estate appraisers in the country. During his years working under an MAI designated appraiser, Brett worked on all types of commercial properties including office, retail, vacant land, planned developments, apartment buildings, hotels, and various special use properties. This experience facilitated a seamless transition into property tax consulting. By properly understanding the models and methodologies of commercial real estate appraisal, and learning the intricacies of the California property tax laws, Brett has generated significant success when advocating for reductions and refunds from county assessor’s offices. Brett has a strong reputation with county appraisers and Assessment Appeal Boards. Brett holds a Bachelors of Business Management and recognizes the importance of customer satisfaction and always strives to exceed expectations. Brett currently resides in beautiful San Diego and enjoys spending time with his family when he is not advocating for property tax reductions.
